Energy grant for housing companies
A housing company can get a grant for an energy renovation covering half of the eligible costs, up to €4,000 per dwelling. We at Iiva calculate how much grant your company can receive and prepare the application.
Who can apply
Housing companies in all building types and owners of state-subsidised rental and right-of-occupancy buildings. Single-family homes and companies cannot apply. The grant is awarded by Varke, the Centre for State-Subsidised Housing Construction (formerly ARA).
How much grant is available
The grant is half of the eligible costs, up to €4,000 per dwelling. Planning, E-value calculations and the energy performance certificate are also eligible costs.

Condition
The E-value shows how much energy a building is calculated to consume per square metre per year. The grant is available when the renovation reduces the E-value by at least 23% in a block of flats or 28% in a detached, linked or terraced house, compared with what it was when the house was built.
Timetable
Applications can be submitted from 28 September 2026 and are processed in order of arrival. A total of €110 million has been reserved for the grant and its administration for 2026–2027, of which €25 million is currently reserved for 2026.
Renovation measures for which a grant is sought may only be started once the grant application and its attachments have been submitted to Varke. The exception is a retroactive application: the costs of renovation measures already started can be taken into account if the construction work started on 1 June 2026 or later and the requests for tender had been approved or the contracts signed when construction work began, and the application with its attachments is submitted to Varke by 31 December 2026.
How we proceed
Preliminary assessment
We calculate how much grant your company can receive per dwelling and which measures improve the E-value enough.
General meeting
We prepare the draft resolution and the calculations for the general meeting.
Application
We prepare the application and its attachments. The housing company submits the application, usually through its property manager.
Competitive tendering
We request tenders from several contractors and compare them on behalf of your company.
Payment
Once the work is complete, we compile the payment application and the calculations it requires.
Independent
We do not sell equipment or represent any contractor. On behalf of your company, we also compare the total costs of your own investment and of the service models offered by energy companies, and we always provide several options. E-value calculations and energy performance certificates are prepared by a qualified energy performance certificate issuer.

Housing companies in all building types and owners of state-subsidised rental and right-of-occupancy buildings. Single-family homes and companies cannot apply. The grant is awarded by Varke, the Centre for State-Subsidised Housing Construction (formerly ARA).
How much grant is available?
Half of the eligible costs, up to €4,000 per dwelling. Planning, E-value calculations and the energy performance certificate are also eligible costs.
How much must the E-value improve?
By at least 23% from its level at the time of construction in an apartment building, or by 28% in a detached, linked or terraced house.
Can we apply for a renovation that has already started?
Yes, if the construction work started on 1 June 2026 or later and the requests for tender had been approved or the contracts signed when construction work began, and the application with its attachments is submitted to Varke by 31 December 2026. Otherwise, renovation measures may only be started once the application and its attachments have been submitted to Varke.
What conditions apply to the grant?
Planning costs of a renovation project incurred from 20 April 2026 onwards can receive the grant if the renovation project is eligible. The grant cannot be awarded if the recipient has been granted other public funding for improving the energy efficiency of the building or dwelling covered by the application. In state-subsidised rental and right-of-occupancy buildings, the restrictions on the use and transfer of the building or dwelling must remain in force for at least five years from the time of application.
